DENVER HEALTH ACOMA GARAGE

Background

As part of the Denver Health and Hospital Campus expansion, a 7-story parking garage with one below-grade level was constructed to meet parking demands. Several buildings were demolished to make way for the new garage, except for one located just 3 feet from the new structure. The garage foundations extended up to 6 feet below the adjacent building’s foundation, requiring careful support to prevent damage.

Schnabel’s Solution

To protect the nearby building, Schnabel implemented Soil Mix Pier Underpinning (SMPU). Along 171 linear feet of the building, 36 underpinning pits were excavated, each 5 feet wide and up to 7 feet deep. Because the building’s footing was 3 feet lower than the interior slab, Schnabel accounted for added soil loading and reinforced the SMPU pits by drilling soil anchors approximately 1 foot below the footing. Grout was carefully injected through the footing to eliminate any voids that could cause settlement.

Results

The SMPU system successfully stabilized the adjacent building, preventing damage during garage construction. Toward the project’s end, Schnabel also addressed an unforeseen challenge: a shallower-than-expected retaining wall on the opposite side of the garage. To secure this area, 8 additional underpinning pits, 5–7 feet deep, were installed to support both the retaining wall and part of the adjacent alleyway. The work ensured safe excavation and structural stability for the entire site.
