Background

In spring 2005, Schnabel Foundation Company completed a $15.2 million Design/Build subcontract to underpin 11 structures and provide 202,800 square feet of earth retention for the ReTRAC project. The overall project involved depressing a 2.2-mile-long, 54-foot-wide, and up to 35-foot-deep railroad alignment through downtown Reno. The trench structure was required to be watertight.

Schnabel’s Solution

Schnabel designed and executed three types of underpinning systems (Type 1, Type 2, and Type 3) depending on building conditions.
Type 1: Used where trench walls were directly beneath footings, combining permeation grouting, hand-dug piers, and permanent tiebacks — forming permanent watertight trench walls.
Type 2: Micropile/pile cap underpinning (patent pending) for structures like the historic Amtrak building.
Type 3: Traditional micropile underpinning through column footings for larger structures, including the National Bowling Stadium.
In addition, Schnabel installed 202,800 square feet of temporary earth retention using soil nailing, soldier beams, and tiebacks to support roads, property, and the temporary railroad shoofly. These systems overcame challenging soils with cobbles, boulders, and high groundwater conditions

Results

Movements controlled: Monitoring showed maximum settlements of just 1/16" to 1/2", all within acceptable limits.
Innovations delivered: Schnabel’s permeation grouting, tiebacks, and patent-pending micropile underpinning provided watertight, stable trench walls directly beneath existing structures.
Scale of work: 6,500 cubic yards of permeation grouting, 4,700 vertical feet of pier excavation, 10,000 feet of tieback drilling, 13,500 linear feet of micropile drilling, and 202,800 sq ft of earth retention were installed.
Recognition: The project received the DFI 2006 Outstanding Project Award, highlighting Schnabel’s engineering excellence and successful delivery without liability claims
