Background
Comstock Holding Companies Inc. planned a multi-use development including a JW Marriott hotel, office and retail space, condos, and underground parking garages on a 5.5-acre site in Northern Virginia’s rapidly growing Reston Row District.
Schnabel’s Solution
Schnabel was contracted to design and install a temporary excavation support system for five-level underground parking garages. Schnabel installed 120,000 SF of sheeting with over 1,000 temporary tiebacks, including 80-foot-deep single-pass soldier beams.
Results
Completed safely, on schedule, and on budget during the COVID-19 pandemic, enabling concurrent work by multiple subcontractors and maintaining project efficiency.
Scottish Rites Apartments

Background
Perseus TDC partnered with the Scottish Rite to construct a five-story, 158-unit apartment building behind the historic early-1900s House of the Temple.
Schnabel’s Solution
Schnabel designed a flexible shoring system of soldier piles, wood lagging, and tiebacks to manage challenging soils and protect three adjacent historic structures. The team installed 115 soldier piles with vibration monitoring and 28 micropiles, ensuring lateral and vertical movements remained within strict thresholds.
Results
Shoring and deep foundations were completed safely, protecting all adjacent historic structures. The project successfully mitigated soil, groundwater, and obstruction challenges while maintaining structural integrity and meeting design requirements.
