Background

The development at 1785 Columbus Avenue in Boston, Massachusetts, is a seven-story, 139,200 square foot building primarily occupied by Horizons for Homeless Children, a non-profit that supports young children facing homelessness through early education and family services. Schnabel was hired to underpin an existing adjacent building to allow excavation for the new construction.

Schnabel’s Solution

During the pre-bid stage, Schnabel was asked to provide traditional hand-dug pit underpinning for the support of the neighboring structure. Instead, Schnabel proposed their patented Soil Mix Pier Underpinning (SMPU) system. This method offered cost savings, schedule efficiency, and improved safety since workers did not need to be placed beneath the footing.

Results

Using the SMPU method, Schnabel installed approximately 131 cubic yards of soil mix piers, which reduced the project schedule by an estimated seven weeks compared to traditional underpinning techniques. The work was completed successfully, with no settlement recorded in the underpinned structure.
