Background

Schnabel was hired to design and install a temporary soil mixed cut-off wall system for the Waldo’s project in Atlanta, GA. Named after Ralph Waldo Emerson, The Waldo’s project is a mixed-use development located in the eclectic Old Fourth Ward (O4W) neighborhood. When complete, the project will be anchored by a mass timber office building, 147-room hotel, townhomes, and retail. The project includes 275 below-street level parking spaces.

The project covered nearly a full city block, with one single-family home located just 5 feet from the shoring. Traditional methods would have required underpinning, but because of dewatering needs and risk of settlement, a soil-mixed cut-off wall was chosen to control groundwater and minimize deflections.

Schnabel’s Solution

Schnabel installed an approximately 1,100-foot-long soil-mixed wall with exposed heights of 20–32 feet. Triple-mix tooling was used to create three 36-inch-diameter shafts per panel. Soldier beams were added as needed, and lateral support came from 1–3 tiers of tiebacks.

Above the water table, tiebacks were installed using open-hole drilling and air flushing; below the water table and adjacent homes, casing and water flushing ensured hole stability. This system created a stiff wall that reduced deflections, controlled groundwater, and eliminated the need to underpin nearby structures.

Results

Survey monitoring confirmed the wall performed within required limits. Automated total stations, piezometers, and vibration sensors provided real-time data, while recharge pumps maintained groundwater levels. The system kept deflections and settlement below thresholds, proving that a soil-mix cut-off wall could be successfully constructed in Piedmont soils.

Schnabel’s solution enabled safe excavation for the Waldo’s Old Fourth Ward project, protecting nearby structures while keeping the project on track.
